ADU Portfolio

ADUs we’ve built, from dirt to rent.

Real INVICTA projects across Long Beach and Southeast LA County. Every project shows the full build, phase by phase — site prep, foundation, framing, rough-ins, stucco and the finished units — so you can see exactly how an ADU comes together.

How an ADU gets built

Seven phases, every time.

Whether it’s a 400 sf studio or a two-bedroom unit, every INVICTA ADU follows the same path. Here’s each phase from our East Long Beach project.

  1. Site prep and layout phase of an INVICTA ADU build
    01

    Site prep & layout

Cleared the back of the lot, pulled the old tree stump and laid out both units and the garage from the approved plans.

  2. Excavation and underground phase of an INVICTA ADU build
    02

    Excavation & underground

Dug the footings and trenched along the side yard for the new sewer, water and power runs to the back of the lot.

  3. Foundation phase of an INVICTA ADU build
    03

    Foundation

Rebar, forms and underground plumbing inspected, then the slab foundation poured for both units and the garage.

  4. Framing phase of an INVICTA ADU build
    04

    Framing

Walls, roof and porch framing for both units, with the garage framed between them to tie the building together.

  5. Sheathing, roof and rough-ins phase of an INVICTA ADU build
    05

    Sheathing, roof & rough-ins

Shear sheathing, roof and windows in, then electrical, plumbing and mechanical roughed in and inspected.

  6. Lath, stucco and utilities phase of an INVICTA ADU build
    06

    Lath, stucco & utilities

Weather barrier and wire lath, then stucco to match the property, plus utility connections and the walkway back to the units.

  7. Finished and rented phase of an INVICTA ADU build
    07

    Finished & rented

Two finished 400 sf units with a garage between them, fenced front yards and lawn — each renting for $2,400 a month.
